Development


We are currently in the process of raising our first equity fund that will focus on the
acquisition and re-development of undervalued, distressed, or poorly positioned properties in the DC Metro area.  Given the current economic climate and the impact that it has had on real estate valuations and inventory, we believe that by employing a combination of thorough acquisition due diligence and tenacious execution, we will be able to capitalize on current market dynamics.

Current acquisition targets:

  • Single- and multi-family residential that will be renovated and either refinanced or sold - 1 to 2 year life cycle
  • Under-utilized / under-leased or vacant office and retail space to be renovated and leased - 1 to 3 year life cycle
  • Income producing assets including office, multi-family, and retail - 2 to 5 year life cycle
  • Development land that needs to be rezoned or entitled to its highest and best use - 2 to 7 year life cycle

Brokerage


  • Buyer and Seller representation (licensed salesperson in VA and PA - DC and MD pending)
  • Acquisition target identification and analysis
  • Sale / Offering Memorandum preparation and marketing
  • Experience in residential, commercial, and land transactions
  • Excellence in valuation analysis, development potential, and project feasibility studies

Advisory


  • General acquisition due diligence
  • Environmental due diligence (Phase 1 ESAs, Phase 2 studies, Remedial Action Workplans)
  • Zoning and entitlements due diligence
  • Coordination and management of the land planning and site design process
  • Coordination and management of architectural and engineering design process
  • Coordination and management of fiscal impact and traffic study analysis
  • Design / Build services (in collaboration with strategic partners)
